Rates - Omaha
Assisted living rates
For those who need little or no health care, one monthly rate includes everything: all amenities and residential services such as 24-hour staff and security, daily meals, local transportation, weekly housekeeping and laundry, maintenance, basic TV service, utilities, and wireless Internet, plus our extensive activity program. In addition, complimentary wellness services include on-site care staff, vital sign checks, help with scheduling appointments, and daily wellness checks.
At Astoria, we offer three different apartment types to consider: studio, deluxe studio and one-bedroom. Base rates start at $2,495 monthly, just $82 per day.
Other cost considerations include a one-time community fee of $2,500, which is refundable upon move-out within the first 30 days. A 2nd occupant added to a room is $1200/month. A $500 deposit adds you to the waiting list of our community and is applied to your first month’s rent. The deposit is fully refundable if a move does not occur.
Memory care rates
For those affected by Alzheimer’s or other type of dementia, The Villa at Astoria in Omaha offers private rooms in beautiful, secure and home-like surroundings. Experienced, specially trained caregivers are always nearby to provide the highest quality of care. The atmosphere is calm and loving. Residents are engaged in appropriate activities every day, and families are encouraged to visit anytime.
Newly reduced base rates for select private rooms in our memory care neighborhood are $5,495/mo.

Level of Care
Additional health care is available at Astoria for services such as medication delivery, diabetic supervision, and bathing or dressing assistance. Prior to moving in, individuals are assessed by our wellness coordinator to determine what kind of healthcare services might be needed to successfully live here. Each health care service is assigned a point value that is based on the number of minutes it takes to perform the service as well as the level of expertise of the staff person providing the service. We offer four care levels.
Level 1 – $650
Level 2 – $1,050
Level 3 – $1,750
Level 4 – $2,450

If you assess at a level two or below, you may elect to choose and all-inclusive plan. If you choose all-inclusive, you’re locked in an all-inclusive package for the duration of your residency. Please note that regular rate increases apply to all plans – base rates plus levels of care and all-inclusive.
Respite stay rates
A short-term stay is a great way to find out how well an individual will acclimate to the community setting. It can also be a bridge between hospitalization and home or a helpful respite for family caregivers who need to travel or just take a break.
A short-term stay in assisted living is $250 per 24-hour period. A short-term stay in memory care is $300 per 24-hour period. Additional fees may be charged for enhanced care or personal attendants. A minimum length stay may be required. Please ask for details.
